We wish to hold election for M.C. in our C.H.S. Our present position is as below.
( 1 ) No Proper Elections ( as per Model Bye-Laws or MCS Act) have been held in Our society for last 15 – 20 years.
( 2 ) All Managing Committee made so far are by selection in some S.B.G.M. ( mostly in chaotic conditions).
The last / existing M.C. was made by ( self- imposed)-selection of Members in 2013 (strength exceeds 8 )
( 3 ) No Nomination Registers is maintained so far.
( 4 ) No AGM held in last 18-20 years, No accounts presented to society so far. MC claims all accounts are ready.
( 5 ) For Election Purpose, AGM for year 15-16 was held on 10-9-2016, audited accounts presented and passed.
( 6 ) Process for On-Line Registration is taken up.
( 7 ) our Present secretary has Four Children.
Under above mentioned circumstances, How can we go for Elections of New MC ?
Pls. explain process as to how to approach Ward Co-Op Officer?
(we have been informed that present MC will be disqualified and a Provisional MC of active members has to be made under supervision of election commission )

Your housing society, though in some mess it is still running as far as the accounts and audit are concerned. Does the latest accounts cover all past years? I hope there are not many dissatisfied members about maintenance and supply of utilities.
I have a few questions.
Q.1 At item 5 you say “For Election Purpose, AGM for year 15-16 was held” was election held?
Q 2 What is the date on which the present committee came in to existence whether by election or in any manner.
Q3. In which year the Society was registered?
Q4. On what date the Secretary (having 4 children) was elected? How many Children he had when appointed as Secretary. There may be some favorable answer.
Q5 What is the membership strength?
Q6 How many members are on Committee? Are you in Committee or would like to join?
Q7. Have you seen the registered bye laws of your housing society? Can you get a certified [by secretary] copy (Rs 100 is the approx cost) thereof?
According to you:

What in your view or that of your friends is the closest reason that can be attributed to this unpleasant situation? Do you have a guilt about the same? Did you discuss this with your friends? If yes, How many?

We means how many? My response will be heavily influenced by the number who are concerned and are anxious to see that their housing society runs well. Good initiative.
