Maharashtra Cooperation Minister Babasaheb Patil on Thursday firmly denied claims that nearly 63,000 redeveloped cooperative housing societies across Mumbai and the state have not received land and building conveyance from developers for the past 15–20 years.
Responding to a question raised by MLA Sunil Prabhu in the Legislative Assembly, Patil clarified that societies undergoing redevelopment are not re-registered. Instead, new flat owners are added as members of the existing society. Therefore, the allegation that 63,000 newly registered societies created after redevelopment have been denied conveyance is not true.
Since the basic premise was incorrect, questions on policy violations and delayed conveyance did not arise, the minister said.
However, Patil provided updated statewide data: Maharashtra currently has 1,26,544 registered cooperative housing societies. Of these, 12,035 societies, including MHADA societies, societies on government land, and plot-holder societies, do not require deemed conveyance.
As of November 2025, a total of 26,338 societies have received deemed conveyance, while 90,947 societies are still pending. Additionally, 979 cases are currently being processed.
Patil added that under Section 13(A) of the Maharashtra Ownership Flats Act, 1963, societies whose developers fail to execute conveyance can approach the competent court for relief.
