Maharashtra Govt acts on Co-op Housing Society issues

A special meeting was held under the chairmanship of Maharashtra Revenue Minister Chandrashekhar Bawankule to address pending issues faced by thousands of cooperative housing societies in the state, particularly those related to self-redevelopment and concessions involving the Revenue Department.

The meeting discussed various concerns of cooperative housing societies, including issues related to the allotment of government land. Officials presented details of the pending matters, with discussions focusing on measures for their speedy and positive resolution.

The Revenue Minister directed officials to take proactive action at the government level to resolve the long-pending issues of cooperative housing societies and provide them the necessary relief.

MLA Sanjay Kelkar and senior officials from the concerned departments were also present.

    Mr.Bawankule should consider rhe request of tier 2,3&4 cities to increase the FSI/TDR for fast & urgent development/redevelopment of properties, as already requested to Mr.Fadnavis & his positive assurances.

    Corruption is is the main cancerous issues being promoted by the authorities, Lawmakers & all concerned.
    Instead of being disciplined the officers gets only a soft slap on their wrist, which needs a suspension alongwith punitive punishment by compensating the plaintiffs from their pockets.
    But alas governments are made to create & spread Corruption by promoting it.

    Please look into Giving concession in FSI premium for Redevelopment of TDR buildings
    In Mumbai.
    There are approximately 193 TDR buildings which were Partly Redeveloped in the Year 2000.
    The First two floors of such buildings are 60 years old, Hence the Entire Structures need Redevelopment which is possible only with FSI premium concessions and Higher FSI under section 30c.
    It is a Humble request to look into this Matter Favourable.

    There are NO safety provisions provided to original Flat-owners of the Society upon which plot the Developer/Builder takes up the redevelopment project. Only the open-market buyers are protected by the RERA.
    WHY THIS DISPARITY PARTICULARLY SINCE IT IS THE ORIGINAL SOCIETY MEMBERS WHO ARE AT A GREATER RISK ?

    Bawankule sir is doing a gr8 job! Sir shud look into d stray dog issues causing innumerable problems to d CHS / RWA members. Hon SC has given relief with its order on 24 th nov 2025 to citizens near imp public places followed by Maha govts GR, however it has left CHS out of its ambit stray.Dog menace is at its peak today at many a CHS premises in Mumbai & its suburbs.request him to address this issue also to give a long time deserving benefir tobd CHS of mumbai & its suburbs.

    एक खिडकी योजना सुरू करा, जमीन मालक आणि विकसक यांच्या मधील वाद हा फार पूर्वी बांधलेल्या इमारतीतील सोसायटींना फेस करावे लागत आहे त्यामुळे री डेव्हलपमेंट प्रक्रियेला देखील अडथळे येतात आणि केसेस या प्रलंबित राहिल्यामुळे इमारती धोकादायक झाल्यामुळे लोकांना नगरपालिकेंकडून नोटीस येतात यामुळे नागरिकांना हक्काचे घर मिळत नाही. जमीन मालक आणि विकसक इमारत बांधताना सर्व मोबदला घेतलेला असताना देखील विनाकारण नीटिगेशनमध्ये केसेस पेंडिंग ठेवल्यामुळे जमीन मालक व विकसक यांना दंड टोटवण्याची तरतूद करण्यात यावी. डी डी आर यांच्याकडील ऑर्डर आल्यावर परत ऍडजुरीगेशनसाठी जो कालावधी जातो त्यामध्ये देखील फेरबदल करण्यात यावा. adjudication झाल्यावर नोंदणी अधिकारी हे देखील परत जमीन मालक व विकासक यांना नोटीस देत असतात यामध्ये देखील बदल करण्यात यावा. सर्व प्रक्रिया ही एकाच छताखाली पूर्ण करण्याचे आवश्यकता आहे तरी याकरिता कायदेशीर प्रक्रियेमध्ये सोसायटींना दोन दोन चार वर्षे सोसायटीच्या नावे सातबारा होण्यासाठी वाट पाहत राहावे लागते याकरिता वेळ व पैसा हा प्रचंड प्रमाणात खर्च होतो यावरती कुठेतरी अंकुश लागणे आवश्यक आहे.

    Most of the societies are facing lot of hurdles in obtaining Niyamatikaran Letter from the concerned department in PMC. To be more specific the society members have Zerox copy of the subject Niyamatikaran Letter from PMC. But we are not able to get certified copy of Niyamatikaran Letter from PMC as the Original copy is missing at PMC level. It’s our humbled request to Mr. Bawankule to kindly look into this issue and take necessary and instruct PMC to issue certified copies to avoid inconvenience to society members.
