Query of B.M. Das

I am a bonafide member of a Technology Cooperative Group Housing Society LTD  at East Delhi , 24 I.P Extension , Delhi- 110092 owner of 2 BR flat . The Society has approx 15000 sq.meters  which houses  mainly 3 categories of flats 4 BR , 3BR  2BR  with average plinth areas of 120sqm, 105 – 110 sq m , 79 sq.m with numbers 2 5, 77 , 45  respectively . The 3 BR & 4 BR have brutal majority over 2BR . Interestingly , rate of monthly maintenance charges are kept equal  irrespective  of 2 BR with lower plinth areas than  3/4 BR with higher plinth area . Inspite of several representations to Management Committee & and discussions in General Body Meetings by 2 BR flat owners , majority of 3/4 BR continue to keep the equal rate of monthly maintenance charge by force of brutal majority . No justice in normal course seems to be possible.

I request on behalf of 2 BR flat owners to advise us for any Remedial Measures , this assumes importance as this forced anomaly will continue & 3/4 BR flat owners will give less  & in fact get subsidy from 2 BR flat owners , by peculiar force of majority at the cost of spirit of Cooperative Society .

I C Naik

It is suggested that get hold of a copy of your registered bye laws and find out if they are properly applied. If not draw attention of the Secretary and if not satisfied, write to the Registrar.
