I read many articles posted by you and really admire your knowledge – I stay at Pune and we are yet to form a society where we have got stilt parking, mechanized parking and basement parking where mechanized parking have got some issues and we have approached the Head Property Mr. Ravi Naik and below is his reply where he is saying that mechanical parking is an individual property where as per MCT Act. 1960 it has been categorically clarified that stilt/podium/basement/mechanized parking comes under common areas & facilities for which society has to bear the expenses and can’t be treated as an individual property ! We have several new societies where the same kind of parking are there and have been part of the society only but this guy is treating it differently which is very strange!

Herewith find below mention clarification on your trail mail queries. Also would like to meet you people along with my other team members to facilitate you the better services & smooth function of maintenance.

We being maintenance team of Pride group we are responsible for all common amenities until handover to the society

1.electrical fittings, bathroom fittings, intercom etc.inthe individual apartment ?  All this parts are one year warranty from the possession of individual during this period if anyone have issue you may register complaint & our representative will attend the same as per SOP. Post one year of individual possession individual can log complaint to customer care of particular product directly & they may avail the services with their minimum charges. Pride Group is not responsible for same.

2.electrical fittings, bathroom fittings etc. in the common area (like swimming pool changing room fittings, common area, lobby etc.)Its our responsibility until handover to society.

3.civil issues like wall/roof cracks, seepage, tile breakage in the individual apartment? Individual can log complaint to our concern department & concern department will attend the same as per SOP. Cracks of POP for one year & seepage & tiles came out issues will attend for 3 years from the possession date of individual. Any damages or breakdown due to miss handling will be responsibility of individual.

4.civil issues like wall/roof cracks, seepage, tile breakage in the common area? Its our responsibility until handover to society.

5.individual parking flooring and roofing related issues e.g. floor crack, roof crack/seepage?Same as point no 03

6.as ~30% of the parking are mechanized in Pride Valencia, what happens to the maint. of mechanized parking equipment? Many of the mechanized parking are non operational currently. Mechanized parking is individual property which needs to maintain by individual so any AMC charges or any parts replacement needs to do by individual.

7.lifts, generator and other equipment? Its our responsibility until handover to society.

Apart from above would like to clear on some more points which are as follow.

A) Maintenance team will do the maintenance of common area & they are responsible for common area only. Individual complaint will attend as per the SOP & applicable timelines only. Individual can not force to the maintenance team for his individual work.

B) All common area expenses will do from the maintenance amount.

Common area electricity, Security charges, Housekeeping, Club House Property Tax, Gardening, Lift, DG AMC & Diesel, Water Tank Cleaning, Swiming Pool, WTP, Fire AMC, Electrician, Plumber, Electrical/ Plumbing & miscellaneous Material, Boom Barrier, CCTV, Gas AMC, OWC with saw dust, Pest Control, Jim AMC, security/ maintenance Office stationery, miscellaneous expenses,  all these will be maintained by maintenance team & expenses will be done from maintenance amount.
