Bankim Chauhan

I am the member of the society residing at Mulund, Mumbai. I would like to have the copy of structural and other relevant plans from the working committee of the office to carry out the structural inspection of 12 years old housing society.

The inspection will be carried out by the qualified independent vendor who is approved by regulatory authority.  The inspection was done by working committee but, being a civil contractor report is incomplete in many ways.

Being a qualified engineer I wish to carry out the detail inspection once again at my cost and wish to submit the same to society for better understanding.  Working committee is refusing to provide the required plans and said that second opinion is not necessary. Please advice.

I C Naik

You persuade at least 20% (in number) of the members of the Society to submit a requisition for convening Special General Body Meeting with an Agenda to authorize you to conduct Structural Audit of your building and directing the Managing Committee to hand over all information plans. approval etc and to assist you in carrying out the inspection with in a framework of time daily duration etc and if you are doing it free I do not think there will be any opposition except from the Committee members. In fact you will be doing a great service to society as members will unite for a cause which is a rarity in CHS.
