I have taken a new flat and the builder is asking for life time maintenance amounting to Rs 40000. Is it a valid demand and can there be something like life time maintenance?

There is nothing like life time maintenance chargeable by builder. If you have been givn possession, no need to pay interest. Interest is always a contractual obligation so you have to check if you have signed any paper presented by the builder without looking at it which has a clause of interest which you have accepted without knowing it.
