CHS: Erect a Coordination Committee

I require a clarification of CHS in Navi Mumbai. I am residing in an Apartment where there are 34 buildings with 500 plus flats. The builder is in the formation of a Society and has obtained my signature and in the process of obtaining the same from others.

The Builder has appointed a Service Provider to cater to the day to day requirement of the residents. At present there are about 120 residents. As the present residents are facing certain problems with the Service Provider and also with the Builder, please clarify whether an Adhoc Committee can be formed from the existing residents to ventilate our issues with the Builder and what repercussions it would have against the residents.

Builder is supposed to act as Chief Promoter and call co-promoters’ meeting when 60% of the units are sold out. Till then 120 people can elect a Coordination Committee (CC) as a link between Resident, Builder and Service Provider. It is a pressure group or a pulsation group that depends on the stance of the CC. It has no legal status. My personal experience is be a Persuasive Group to get best results out of CC’s efforts.
