Hi! I am Shilpa Palli Venugopal from Pune. We own a flat here and also stay in that flat.

The committee members of our society does not answer our complaints at all.One manger is kept sitting in office n acts as a owner of the society.

The members have put a notice which says the telephonic conversation are not entertained etc.

I want to know the right of the owner.

I C Naik

Dear Shilpa

By Owner’s rights, you mean the rights of a flat owner who is a member of  a housing society. Have you seen the registered bye laws of the Society which every society is obliged to show in office and let you read upon appointment. So ask for appointment.

It is possible that as usual they do not respond then there is another step namely write a letter to the Hon. Secretary  requesting for a copy of the registered bye laws of the Society certified by him as “ a true copy of registered bye laws of the Society in force”  Enclose a cheque of Rs 100 as a deposit towards copying costs. Take receipt of letter and cheque.

You can expect to get a copy within 1o days, but if not received  write to me directly to suggest further course of action. If you get a copy  you will find list of rights. You seem to have grievances against the Committee and manager and try to link them with the rights as per bye-laws . After that you may still have a query do write to me .
