I am from Maharashtra State, Pune city. I am living in a CHS.
One of our members has been defaulting on payment of maintenance charges. He pays after two three years. This causes botheration to the Managing Comm.
Even as at present he has not paid for two years amounting to about Rs. 36000/-
What is the best course to adopt?

Send him a Notice to pay over dues forthwith. Send by Certificate of Posting with a warning that if with in 90 days all dues are not cleared, an application will be made to Dy Registrar for a Recovery Certificate. Once the certificate is issued Collector of the State will move the State machinery to recover it as a land revenue i.e. dues to the State.
